General
Information on Inspections
Any request for a
building inspection must be made by the contractor and made 24 hours in
advance. Please give name of owner, address of property, type of
inspection, and permit number. The inspection will be conducted within
48 hours, and a sticker will be attached to the building permit card,
either approving the work or rejecting the work. Do not call in for
inspection results.
Inspections for plumbing, electrical and mechanical are done on Monday,
Wednesday and Friday and you must call one day ahead of time with the
property address and the permit number
The Building permit card must be posted on the job site for all
inspections. In addition to this requirement you will be required to
have the approved set of plans on site for inspection.
Failure to pass an inspection or have the permit card on site along with
the approved construction plans will result in a $30.00 re-inspect fee.
Once all the required inspections have been made, the card must be
turned in, in order to obtain a Certificate of Occupancy. The
Certificate will be available within 10 Days of receipt of your card and
the fee is $35.00.
FLOOD ZONE: If your project is within a flood zone you must submit an
elevation certificate after you pour the foundation but prior to any
framing.
If construction required Zoning Board approval, a certification from
your design professional will be required stating the project was
constructed as per the Zoning Board decision stipulations and
conditions.

Pools
New
To submit an application for a new pool, the following requirements must
be fulfilled.
SITE PLAN (2 COPIES)
If you have an existing dwelling on your lot and you wish to add a pool,
you will be required to submit a site plan drawn to scale which shows
the location, size and setbacks of all structures on the lot. This is
necessary to compute total lot coverage requirements, and required
setbacks under the zoning ordinance. Your plan need not be prepared by a
registered land surveyor unless so determined by the Building Official,
however you must show field evidence, such as stakes, bounds, fences,
walls etc., to indicate how you derived you property lines setbacks. If
you have a septic tank or cesspool, you must indicate its location to
make sure that the pool does not cover or interfere with its operation.
General Requirements
Swimming pools, including portable pools deep enough to contain a water
depth of more than thirty (30) inches, shall comply with the following
requirements:
a) No pool which is accessory to a one or two-family dwelling shall be
located in the front yard thereof;
b) The pool and any accessory equipment shall comply with the required
side and rear yard setbacks of the lot on which it is located;
c) The pool, or the premises within which it is located, shall be
completely surrounded by a fence or wall enclosure, the top of which at
no point on its perimeter shall be less than five (5) feet above grade.
Exclusive of gates or doors, the fence or wall shall contain no holes or
gaps, which have any dimension greater than four (4) inches. If the wall
or fence is not opaque, the area in which the pool is located shall be
screened from the view of abutting properties by means of thick hedges
at least six (6) feet high;
d) In ground pools shall have an apron no less than four (4) feet wide;
e) The pool shall have no lighting or spotlighting which illuminates any
area beyond the boundaries of the lot on which it is located;
f) The pool shall be equipped with a filtration system, which shall be
either screened or enclosed on all sides or located below ground.

Decks
NEW

or expand an existing deck, you will be required to submit a site plan

determined by the Building Official, however you must show field

Replacements
If the deck being applied for is an existing deck that shows on the tax
assessor's card, and is the same size and in the same location as on the
assessor's card a site plan will not be required unless so determined by
the Building Official.

Sheds

structures on the lot. This is necessary to compute total lot coverage
requirements, and required setbacks under the Zoning Ordinance. Your

determined by the Building Official, however, you must show field
evidence, such as stakes, bounds, fences, walls, etc. to indicate how
you derived your property lines and setbacks. If you have a septic tank
or cesspool, your must indicate its location to make sure that the shed
does not cover or interfere hit its operation.
CONSTRUCTION PLANS (2 COPIES)
Plans are not required if your shed is under 200 square feet in area but
you still need to pull a building permit.
GENERAL INFORMATION
An accessory building or structure greater than one hundred forty four
(144) square feet in ground floor area or greater than thirteen (13)
feet in height shall comply with the required front, rear, and side yard
dimensions specified in the Table of Dimensional regulations and shall
be limited in height to a maximum of eighteen (18) feet measured from
the average natural grade at the base to the highest point of the
building or structure specified in the Table of Dimensional Regulations
in Section 6.3 of this ordinance. Such accessory building and structures
shall comply with the front yard setbacks specified therein.
Accessory building and structures not greater than one hundred forty
four (144) square feet in floor area and not more than thirteen (13)
feet in height, measured from the average natural grade at the base to
the highest point of the building or structure shall be set back a
distant at least equal to one-third (1/3) of the side yard and rear yard
dimensions.
An accessory building or structure over one thousand five hundred
(1,500) square feet in ground floor area or greater than eighteen (18)
feet in height shall constitute a special permit use and shall require
site plan review and approval in accordance with the provisions of
Section 18 of this ordinance.
